Home builders coordinate dozens of trades, buyers who want to watch every step and warranty requests that arrive long after closing. The tools exist to manage all of it; the setup and the habits usually don't.

You already have the tools. You just haven't had time to build them out. I do it for you.

Where the time goes

What slows the office down

Selections deadlinesBuyers miss selection deadlines, and late choices push cabinets, flooring and fixtures back, which pushes the whole schedule.
Trade coordinationWhen one phase slips, every following trade needs to know. Calling and texting each one takes hours and something always gets missed.
Warranty requests after closingWarranty items come in by email, text and phone, get logged inconsistently and wait too long for a response.

Selections trackingBuyers see what's due and get reminders, and the purchasing team sees which selections are holding up orders.
Schedule-change noticesWhen a phase moves, the affected trades and the buyer get an update from the schedule automatically.
Warranty request intakeHomeowners submit warranty items with photos through one form; requests are logged, assigned and tracked to completion.
Buyer progress updatesMilestone updates with photos go to buyers as the house moves through framing, drywall, finishes and walkthrough.
Closing checklistFinal inspections, punch lists and closing documents are tracked on one checklist per house.

Growth in the valley

The Treasure Valley has been one of the busier home-building markets in the region, which means more starts, more trades and more buyers per superintendent. Systems that worked at ten houses a year strain at thirty.

The fix is rarely a new platform. It's setting up the one you have so schedule changes, selections and warranty requests flow without manual chasing.

After the keys are handed over

Warranty service shapes a builder's reputation for years. A clear intake form, a tracked queue and an update to the homeowner at each step turn warranty from a source of complaints into a reason buyers recommend you.

Data handling

What stays where

Buyer information, contracts and schedules stay in your accounts. Messages to buyers and trades follow consent rules. I don't advise on building codes, contracts or warranty law.

We can meet in person in the Treasure Valley or over video, whichever suits you. Remote projects for Idaho businesses work just as well. Nearby: Boise, Meridian, Nampa, statewide.

Time back, not revenue promises. The systems I build are designed to save your team real hours on the work we automate. I don't guarantee specific revenue or lead numbers.

No compliance guarantees. I don't provide legal, tax, regulatory, licensing or data-privacy advice or certification.

Results come from willingness to innovate. The businesses that win are the ones ready to adopt new tools and change how work gets done.

FAQ

Home builders questions

Do you work with production or custom builders?

Both. Production builders usually need trade scheduling first; custom builders usually start with selections and buyer updates.

Can buyers see the schedule?

Many builder platforms include a buyer portal. Setting it up to show the right level of detail is a common project.

Will superintendents have to learn new software?

As little as possible. The aim is fewer calls and texts, not more apps.
